Kitchen Design Tips – Planning For The Next Buyer
Home improvement is a hobby enjoyed by many families and re-designing the kitchen can be the most rewarding of all, but before you go too mad ask your self how long you plan to be there. Once you decide to sell you need to be aware that the kitchen design can make or break a sale so should you be planning something nice and neutral or indeed a pastel of modern colours and designs. Sometimes the direction you choose may be down to the style of the property but either way this should be a consideration. You need to ensure its workable and additionally warm into the bargain as first impressions count more than most of us would care to admit.
One of the very first things to realize is the fact that the kitchen needs to be appealing on two main levels, it needs to be both workable as well as comfortable too. It’s not surprising therefore that kitchen designers tend to suggest combinations of materials that naturally inspire homely feelings including natural wood, granite and warm man made laminates in both your choice of flooring and kitchen worktops.
Stone flooring is quite dear and difficult to lay but high quality quick step laminate will still look very classy whilst being easy to lay and affordable to most homeowners, also given the choice available your bound to find a pattern that is suitable.
Another key area to consider that can give a good initial impact is your laminate worktops. Despite the fact that the majority of kitchen sales people advise you that rock is most desirable, marble worktops will be outside of the budgets set by a majority of owners thankfully there are plenty of man made materials that can give the appearance of being the genuine article but at a much reduced cost..
If natural or replica is not your thing then don’t despair and stick with laminate worktops which are available in many more colours, styles and finishes than ever before, so you will be hard pressed not to find one that will fail to compliment even the most bizarre of colour schemes.
Flooring done, countertops done so what’s next? The units of course, so this opens up another plethora of choices and potential design styles. We don’t all have to agree however, traditional designers may would advise that you stick with natural or neutral shades and colours the modern crop of designs only appeal to a very small selection of people, so if your renovating with a view to selling traditional is probably the best way to go.
All said and done though there are some very sensible options to run with that will appeal to most buyers regardless of age.
Many people are familiar with a contemporary kitchen design even though they might not know the proper name for it. It’s actually for the most part are fitted out with high gloss appliances that fit with the crisp and clean design lines and granite countertops or high quality composite stone.
Contemporary kitchen design is definitely for those that err on the side of functionality as this style is often considered as quite cool so you may prefer a different design style if you like something a little warmer
Another one of the more popular layouts is called the French kitchen design. If you like the country cottage look and feel then the storage and display characteristics of French style kitchen design will be quite alluring to you and any potential buyers who prefer this type of kitchen.
French design layout is often complimented by an array of storage solutions from containers to pots and pan racks

True. The layout is derived from a time when all I had were qualifications and I haven’t re-evaluated since then, just grown and added the commercial experience section.I think I’m going to leave education at the top though. I think my university has good initial impact on the reader. People raise their eyebrows when they see ‘Oxford’. This is a good thing. I do personally believe the commercial experience can be more important for most jobs, but I still want to draw attention to my academic background.

Christmas in July was an event I celebrated with other Acteens in my church way back when I was a youth. And now our own youth are going as World Changers to provide home improvements that will be like Christmas in July to those that they're serving. My mom sent me a link to their local TV news in which she's serving as a Hope Builder in their community.
Merry Christmas

Lina…this was so lovely and heartfelt…..to admit fear is to admit one is human….and fragile…..and temporary….which I never “got” til I was in my 50′s.Never really thought about it…..But I do now and it’s scary. Coming to termswith it takes work….so whether I live another week or to 100….I now know Iam mortal. Why did it take so long for me to see it.?…that every day is preciousand I am grateful for all the good things in my life…..And you and your blog are some of those…..Hope you had a good turkey andlots of love to Adrian and the kids…..Pam

Hi Jeff, I made one of these with Oryu Kazunori and Claude Laroque on the East/West techniques course in Paris quite a few years ago. We soaked the bamboo and then pared it into shape with Japanese kitchen knives, it was incredibly easy to work and rewarding. We each made a fairly thick knife used to score before water tearing, and as a spatula to separate lined objects from the karibari board. We finished them with medium grit sandpaper and that was it. You’ve inspired me to make a few more! Jane

Ahh, bright modern colours. In a few years they will be the modern equivalent of the ubiquitous orange or avocado green 70's bathtub.
Quite a style statement. The round bathtub could be the round bed of our age.

I am 60 years old & I LOVE cartoons & it is nice to know that I am not alone. Actually, I read somewhere that advertisers had discovered that over 50% of their audience is over 18. At least 80% of the time, I would prefer to watch animation to live action movies or shows. I love the Terry Pratchett Discworld novels, & I wish that those people in Great Britain would have the sense to make Discworld books into animated movies, as I genuinely believe that they are not suited to live action & have been disappointed in snippets of live action movies I have seen.
I babysit my 4-year-old granddaughter a lot & we play Nick Jr. computer games, go to the park, read, draw pictures, etc., & she loves puppies & kitties (&, God help me, the color pink), but she mostly loves dragons & dinosaurs, the Transformers, playing doctor (I mean pretending she is a doctor & that her toys are patients…she hasn't discovered the other doctor game yet). When we are watching Nick instead of Disney Channel, there are of course commercials, & she tends to yell, “I want that!” about everything shown, & has asked for Bendaroos for the last year. I also do not see the point of them. Her mother bought her that damned Moon Sand & about all it means is that if she brings it over, I get to sweep Moon Sand up off the floor about eight times per day. I'd like to shove Moon Sand right up its inventor's ass!
Fortunately, she shows very little interest in the modern crop of dolls, which I too find disgustng, freaking, misproportioned, often sexualized, etc. She is, however, pretty hooked on Build-A-Bear Workshop.
I also tend to, except for Pratchett's books & a few mystery writers, prefer fantasies & gothic mystery thrillers which are aimed at 9 to 12-year-olds. I never actually had a childhood, there was a lot of very tough stuff going on when I was growing up & I was taking care of myself & others from the time I was five, so I guess I am having my childhood now.
Anyway, Sylvia, you are far from alone…if we could just get rid of the commercials! No toy commercials, no diet commercials…a much better, happier world it would be!

Dear Mr Mallguy
Thank you for your comment. May I suggest that you apply immediately for a job a the company building my apartment? They seem to favour people with your particular abilities, just not the ability-to-build-kitchens bit.
I have no doubt that your efforts will see a great improvement in the quality of kitchens designed. Your colleagues in the current kitchen team will doubtless learn a lot from you and will go on, I hope, to change the repuatation of blind midget kitchen designers the world over.
Sincerely
Chris

Yeah, it all costs. If you decide to get into exotic hardwoods for flooring and extensive built-in cabinetry, natural stone flooring, and the like, finishing costs for a larger house, just surfaces, can amount to what a modest house might have cost in total 20 years ago. This Dunbar place looks like it might be more of a mid-high reno, rather than out-and-out luxury. Even on the West Side you don’t want to overdo things in comparison to the rest of the neighbourhood. Despite Larry’s “shifted . . . baseline,” I still find the amount of money being thrown around a bit surreal. It’s not chump change for the vast majority of Metro Vancouverites, and I suspect it’s that vast majority who will dictate where the market eventually goes, rather than the affluent or the rich.

It always makes me life to hear the “Newcomers” wish for the “old days”. Our town is here because of the growth and change that has to occur. A community is has to change and grow or it will whitter and die. I for one am happy with the look and feel of our town and county for that matter. Even though we might have some of the same retail outlets we are unique. If you can not see our uniqueness then you are not looking at the beauty of the region and that will never change. Rediscover the uniqueness and will enjoy the new days as well as the old days.

The outside is simple enough, cleaning with a good quality citrus scented furniture cleaner or lemon oil should easily wipe off the smoke molecules, and, since the outside is either painted or varnished, will clean easily. The inside of a piano in most cases is natural wood. My first attempt would be to place a saucer of white vinegar inside the piano and close it up. The vinegar should neutralize the smoke odor. If this doesn't do the job, I would rent an Ion Generator (sometimes called a smoke eater) such as motel rooms use to neutralize smoke and place the generator with the piano under plastic for a weekend with any lids and panels open. This should really help and still be affordable. You may be able to rent or borrow a generator from a local hotel/motel if you can't find a rental agency with one.

As a co-op student, I talk pretty cynically about my relationship to my ginormous corporate employer – i.e. They “own” me during work hours, I “clock in” and “clock out”. I think I both subconsciously and very outwardly define my work as a “slave/master” relationship, especially since I know they are getting me at reduced cost through the co-op program. Reminds me of what people say about it being very in vogue in Japan to “look busy,” where the appearance of devotion matters just as much as the actual deliverables. Perhaps this is the difference between those providing services and people whose primary role is to generate value by innovating?

I have a huge collection in all colours and sizes, the last one I got is nude with a dark purple floral pattern… I generally go for more neutral shades which I can easily match with my clothes, although I do own a few in brighter colours and funky patterns: bright blue, orange, polka dot, checked… I have a serious problem!

The following links are all for Fenton glass collector sites. I'll bet they would love to show off their knowledge and help you out if you have a picture. Beware of offers to buy though, they may be trying to get a cut rate deal, so get several opinions before you sell, if you are looking to sell. Fenton glass is extremely collectable.

The timing for home improvement couldn't be better and statistics bear this out. The National Association of the Remodeling Industry finds that home improvements are holding steady or experiencing less of an impact from the economic downturn than other industries. Most of us it is time to be creative and make use of existing space.
